Conditions:

1. A good credit score, references, and employment/salary verification are required within four (4) days following the acceptance of a promise to lease. A Trustii pre-rental screening, at the tenant's expense, will be required. If the application is accepted, these fees will be deducted from the first month's rent. Proof of funds, a work/study permit, or the involvement of a guarantor may also be requested, if applicable.
2. Non-smoking: vaping, cigarettes, cannabis, and the cultivation of cannabis are prohibited throughout the property.
3. No pets.
4. Before occupancy, the tenant must provide the landlord with proof of civil liability insurance with minimum coverage of $2 million, as well as updated proof each time the policy is renewed.
5. Upon departure, the tenant agrees to return the dwelling in the same condition and state of cleanliness as at the time of occupancy.
6. It is strictly prohibited to sublet the dwelling for short-term rental purposes, including Airbnb.
7. The tenant may not paint the walls, install wallpaper, or apply wall coverings. No permanent fixtures may be installed on the walls or doors.
8. For security reasons, the tenant must notify the landlord of any absence lasting more than one week.
9. The tenant must comply with the building rules that will be provided.
