10.1 THE FOLLOWING CONDITIONS MUST BE AN INTEGRAL PART OF ANY PROMISE TO LEASE:
10.1.1 - Good credit score, references and verification of employment/salary are required within four (4) days of acceptance of a promise to lease;
10.1.2 - Non-smoker (this includes the consumption as well as the cultivation of cannabis which is prohibited);
10.1.3 - No pets (small, medium or large, that's a no);
10.1.4- The lessee must provide the lessor with proof of at least $2 million in liability insurance prior to occupancy;
10.1.5 - The tenant agrees to abide by all building rules and regulations;
10.1.6 - The tenant agrees to pay moving expenses to the building manager (if applicable);
10.1.7 - The tenant agrees to pay a cleaning fee of $175 upon signing the lease;
10.1.8 - Security deposit of one (1) month for appliances. This will be returned at the end of the lease (when the landlord collects the keys).
10.1.9 - It is strictly forbidden to rent this condo for short-term rental purposes (Airbnb, etc.).
10.1.10 - This contract is irrevocable.
10.1.11 - The deposit in trust may be used to pay either the broker's fee or a deposit required by the rental client.
