10.1.7 - THE FOLLOWING CONDITIONS MUST BE AN INTEGRAL PART OF ANY LEASE AGREEMENT:
a) A good credit score, references, and employment/income verification are required within four (4) days following the acceptance of a lease agreement. If necessary, a pre-lease investigation at the tenant's expense (if the application is accepted, it will be deducted from the first rent), proof of funds, work/study permits, or the involvement of a guarantor may be requested, if applicable.
b) Smoking (vaping, cigarettes, cannabis) and cannabis cultivation are prohibited;
c) Pets are not allowed;
d) The tenant must provide the landlord with proof of liability insurance with a minimum coverage of $2 million before occupancy and provide proof upon each renewal of the policy;
e) The tenant agrees to comply with all building regulations (document provided by the landlord);
f) The tenant agrees to voluntarily provide a security deposit of one (1) month's rent for the provided appliances and furniture and the proper use of the premises. This deposit will be returned at the end of the lease after an inspection of the premises (when the landlord recovers the keys), provided no damage is found, except for normal wear and tear;
g) The tenant agrees to return the rental unit in the same clean condition as it was at the time of possession; otherwise, the landlord may use the security deposit or part of it to cover cleaning or repair costs by a professional cleaning service;
h) It is strictly prohibited to sublet the rental unit for short-term rentals (Airbnb, etc.);
i) The tenant must provide proof of utility service responsibility: Hydro-Québec;
j) The tenant may paint the walls with written permission from the landlord. Wallpaper installation is prohibited;
k) The tenant must notify the landlord if they will be absent for more than one week for security reasons.
