10.1.4 - THE FOLLOWING CONDITIONS MUST BE AN INTEGRAL PART OF ANY RENTAL AGREEMENT:
a) A good credit score, references, and employment/income verification are required within four (4) days following the acceptance of a rental promise. If necessary, a pre-rental background check at the tenant's expense (which, if the application is accepted, will be deducted from the first month's rent), proof of funds, work/study permit, or the involvement of a guarantor may be requested, if applicable.
b) Smoking (vaping, cigarettes, cannabis) and cannabis cultivation are prohibited.
c) Pets are not allowed.
d) The tenant must provide the landlord with proof of liability insurance with a minimum coverage of $2 million before moving in, and provide proof of renewal of the policy each time it is renewed.
e) The tenant agrees to comply with all building regulations (document provided by the landlord).
f) The tenant agrees to voluntarily provide a security deposit of one (1) month for the appliances and furniture provided, as well as for the proper use of the premises. This deposit will be returned at the end of the lease after an inspection of the premises (when the landlord retrieves the keys), provided no damage has been found, except for normal wear and tear.
g) The tenant agrees to return the property in the same level of cleanliness as when they took possession; otherwise, the landlord may use the security deposit or a portion of it for repairs or professional cleaning services.
h) It is strictly prohibited to sublet the property for short-term rentals (Airbnb, etc.).
i) The tenant must provide proof of responsibility for public services: Hydro-Québec.
j) The tenant may paint the walls with the written consent of the landlord. Wallpaper installation is prohibited.
k) The tenant must inform the landlord in case of an absence of more than one week for security reasons.
