THE FOLLOWING CONDITIONS MUST BE AN INTEGRAL PART OF ANY PROMISE TO LEASE:
10.1.1 - A pre-rental screening with the company TRUSTII, references, and employment/salary verification are required within four (4) days following the acceptance of a lease agreement.
10.1.2 - Non-smoking (this includes both the consumption and cultivation of cannabis, which is strictly prohibited).
10.1.3 - No pets allowed.
10.1.4 - The tenant must provide the landlord with proof of liability insurance of at least $2 million before occupancy, as well as proof of responsibility for utility services such as Hydro-Québec (for example).
10.1.5 - The tenant agrees to comply with all building regulations.
10.1.6 - The tenant agrees to pay any applicable moving fees required by the building manager.
10.1.7 - Short-term rentals (Airbnb, etc.) are strictly prohibited.
10.1.8 - The tenant voluntarily agrees to provide a security deposit of one (1) month's rent. This deposit will be returned at the end of the lease after an inspection of the premises (when the landlord recovers the keys), provided that no damages have been found to the unit, furniture, or appliances, except for normal wear and tear.
10.1.9 - Upon vacating the unit, the tenant agrees to return the property in the same level of cleanliness as when possession was taken. Otherwise, the landlord may use the security deposit, or part of it, to cover the cost of professional cleaning services.
