RENTAL CONDITIONS:
- Good credit score, references and letter of employment (with salary) within 4 days of accepting a promise to lease;

- No smoking (cannabis, tobacco), and no cultivation, in the unit or on the balcony;

- Cat accepted, 1 small dog (under 10 lbs) upon landlord's approval. The pipipad must rest on a ceramic surface;
- Proof of 2 million liability insurance required for the duration of the rental, and valid before occupancy;
- First month's rent and post-dated cheques upon signing the lease for the entire duration of the lease;
-The tenant agrees to voluntarily remit a security deposit of one (1) month's rent, which will be returned at the end of the lease when the landlord collects the keys and after inspection of the premises, if no damage is found, other than normal wear and tear;

- Short-term subleasing is NOT allowed (Airbnb, etc.)

- Installation of dishwasher and washer-dryers must be done by a certified and insured technician or plumber, with flexible metal connections.

- The tenant must remove snow from the front and back balconies;

- The tenant must leave the apartment cleaned before leaving, at the end of the lease;

- The tenant must provide proof of utility service: Hydro-Québec;

- The tenant can paint the walls with the following colors: white, cream, light gray, or any other pale color with the written owner's approval;
- The tenant must notify the landlord in case of an absence of more than one week;

- Tenant agrees to follow all property rules.
