a) A good credit score, references, and employment/income verification are required within four (4) days following the acceptance of a lease promise. If necessary, a pre-rental investigation at the tenant's expense (which will be deducted from the first rent payment if the application is accepted), proof of funds, a work/study permit, or the involvement of a guarantor may be requested, if applicable.
b) Smoking (vaping, cigarettes, cannabis) and cannabis cultivation are prohibited.
c) Pets are not allowed.
d) The tenant must provide the landlord with proof of liability insurance with a minimum coverage of $2 million before moving in and provide proof upon each renewal of the policy.
e) The tenant agrees to comply with all building regulations (document provided by the landlord).
f) The tenant agrees to voluntarily provide a security deposit of one (1) month's rent for the appliances and furniture provided, and for the proper use of the premises. This deposit will be refunded at the end of the lease after an inspection of the premises (when the landlord retrieves the keys), provided no damage is found, except for normal wear and tear.
g) The tenant agrees to return the property in the same level of cleanliness as at the time of occupancy. If this is not the case, the landlord may use the security deposit or part of it to cover cleaning services or repair work.
h) Subletting the property for short-term rentals (e.g., Airbnb) is strictly prohibited.
i) The tenant must provide proof of responsibility for utility services: Hydro-Québec.
j) The tenant may paint the walls with the written consent of the landlord. The installation of wallpaper is prohibited.
k) The tenant must notify the landlord in the case of an absence of more than one week for security reasons.
