Energy-efficient renovations pay off!
Are you insured by CMHC? Has your property recently undergone energy-efficient renovations, or are you planning to make some? You could be eligible for a partial refund of 25% of your mortgage insurance premium.
On September 7, 2023, CMHC launched the Eco Improvements program, which allows homeowners to request a partial refund of 25% of their mortgage insurance premium for $20,000 worth of energy-efficient renovations. Even if the work was done by a previous owner, you may still qualify by providing the corresponding invoices.
Eligibility requirements:
- Be an owner-occupant with a CMHC-insured loan.
- Own a single-family home, condominium, or a 2- to 4-unit plex.
- Invest at least $20,000 in energy-efficient improvements to the building envelope, mechanical systems, or renewable energy systems.
- Have a mortgage of up to $999,000 (or the property’s value). Being a first-time homebuyer is not required.
Which improvements are eligible?
- Building envelope ( insulation, windows, doors, roof, attic, air sealing, foundations)
- Mechanical systems (heating, ventilation and air conditioning systems, or heat pumps)
- Renewable energy systems (solar, wind, geothermal, and even electric vehicle charging station installation)
How to request the refund?
Once renovations are complete, simply fill out the online application form, along with paid invoices dated within 5 years of the claim. You have up to 2 years after purchasing your insured property to submit your request. Energy-efficient renovation invoices can be transferred to subsequent buyers. This means you could combine improvements made by the previous owner and your own to reach the $20,000 threshold.
